GENERAL FUNCTION: Under the direction of the Director or other appropriate administrative staff, is responsible for coordinating and supervising the work of employees in the general maintenance and upkeep of buildings, grounds, and equipment. Responsible for maintaining electrical, plumbing, mechanical, and related systems. Performs the work of employees and other duties as required.
1. Performs formal and on the job training and instruction of maintenance technicians regarding proper PM maintenance methods and procedures.
2. Supervises the activities of Building Maintenance personnel.
3. Reviews and inspects work of Building Maintenance personnel.
4. Establishes work schedules for subordinates.
5. Supervises the maintenance and repair of the compound buildings
6. Assist and performs carpentry, electrical and plumbing duties as required.
7. Supervises and performs major PM maintenance and repairs and assures compliance to all building codes.
8. Communicates verbally and in writing with compound Administrators involving the PM schedules of the facilities.
9. Resolves grievances and personnel problems.
10. Adjust and renew belts, clean traps and strainers.
11. Clean equipment used and equipment room.
12. Inspect machinery in operation to assure proper functioning, including checking pressures and temperatures.
13. Requisitions and maintains maintenance supplies and equipment in an orderly manner.
14. Analyzes and resolves work problems or assists workers in solving work problems.
15. Generates reports regarding the facilities PM schedule and progress.
16. Maintains inventory of assigned tools and equipment.
17. Assist in setting up Preventive Maintenance schedules and data cards.
18. Complete summary schedules of work performed.
19. Performs weekly building inspections.
20. Maintains and updates the PM database systems.
21. Studies and standardizes procedures to improve efficiency of subordinates.
22. May operate computerized management systems.
23. Performs other job related duties as assigned by supervisor.
24. Makes studies, prepares reports, and develops programs necessary for improvement of operations in building maintenance.
