Job Summary:
Identify RFP requirements for contract scope, budget and recommend service providers; manage and monitor internal service providers and FM Company against Contract SLA’s and KPIs.
Overall Property Management of the assigned commercial assets. Roles and Responsibilities:
Responsible for overall Property Management of the assigned assets; Recommend potential asset improvement initiatives; develop and submit performance reports (financial, operational, call center, etc).
Manage tenant relationship (customer service / call center, complaint handling, handovers etc).
Ensure accurate collection of rents and renewals in a timely manner.
Preform OA’s management (Board Meetings, Managing Financials, Dispute Resolution etc…) in coordination with PM & FM Company.
Manage RFP process and procurement of external service providers including scope of works, tender evaluation and recommendation.
Manage and monitor Contracts /SLA and KPI’s of external and internal service providers.
Manage the individual property FM Company as point of contact and ensure implementation of FM Strategy.
Resolve outstanding tenant requests or issues
Assist in reviewing the FM outsourcing strategy.
Ensure the upkeep and management of the common and uncommon facilities by the FM Company.
Oversee and ensure the scheduled PPM activities are performed to the FM contractual requirements enabling quality and life of properties.
Develop Life Cycle Strategy for each asset and coordinate with FM Company in preparation of future capital expenditures and assist in management of sinking funds.
Prepare annual operating budgets and future capital replacement works budgets in coordination with FM Company and submit to Head of Residential Asset Management.Reporting Lines:

Business capabilities:
Minimum of 10 years’ experience in managing multiple commercial properties (min 80K Sq.m) with revenue in excess of AED 100 million.
Effective track record and experience in tenant / customer relationship management; experience in management of external venders like FM service providers.
Experience in PM and FM issues / problems and respective remedial auctions.Interpersonal skills:
Ability in building and maintaining strong relationships with external service providers and customers.
Good conflict resolution / managements skills.
Good communication, planning and organizing skillsKey Performance Indicators:
Customer satisfaction index maintenance and improvement.
Reduction of FM complaints from tenants on YoY basis.
Collection of rents in a timely manner and retention of tenants.
YoY reduction in capital expenditures through effective management of PPM and sinking funds.
