Job description - Roles & ResponsibilitiesOperations Head is responsible for implementation of standardized and consistent systems and processes across the ESPL portfolio defining responsibilities and accountabilities of ESPL, service providers, occupiers and other third parties. The position is responsible to define scope and service levels of property management vendors and to review performance data.The position is responsible for Position leadership, communication, and application of systematic and automated approach to property operations & asset management.This position reports to the Chief Executive Officer.

Objectives of Position: The Head - Operations is responsible for overall management of property & asset services so as to ensure delivery of standard, consistent, efficient & best in class services by the property management partners across the portfolio, which includes: On behalf of ESPL, set up and agree on: Scope of services Service Level Agreements (SLA) defining requirements & expectations Performance measurement and management process (for property services) including setting up Key Performance Indicators (KPIs - measurable and reportable)  Overall reporting processes (requirements, frequency, formats etc.) Review, standardize and establish quality system documentation consisting of policies, processes and procedures for various functions of business operations, including the following, complying with the ISO / QS standards: Operations Operations Risk Management Environment, Health & Safety Occupier relationships and communications Provide strategy and drive implementation of strategic asset management programs and best practices (Asset coding, concepts of Total Productive Maintenance, Annual Shutdown programs etc.) Review and establish overall IT strategy for the portfolio. Identify and drive implementation of standardized technology solutions for: Efficient service delivery (Helpdesk, Maintenance Management, Transition Management, Vendor Management etc.) MIS Reporting Client Relationship Management Internal collaboration and document repository Refine the MIS reporting process (providing and facilitating qualitative & quantitative data analysis), and also implement across the portfolio. The process to include: Comprehensive Monthly Reports (on various aspects of property & asset operations and management) - at the property level as well as at the portfolio level. The key aspects to include:• Highlights of activities carried out during the month• Quantitative update on operations (parking, utilities, infrastructure, safety & security etc.)• Performance of portfolio and vendors against agreed KPIs/Monthly score cards
