Senior Project Manager - Aldar Properties

Job Summary:



Manage overall delivery of individual property developments, while ensuring adherence to schedule, budget, quality, HSE standards

Roles and Responsibilities:



Manage project team and ensure project is completed as per the budget, schedule and quality standards and all contractual requirements are met

Coordinate activities of contractors/consultants, monitor performance, hold periodic meetings and schedule periodic on-site visits to verify status

Review, expand and refine initial high level plan and budget developed by Project Control during feasibility phase and review against PMC project schedule and budget

Ensure project is progressing according to plan and generate progress reports with the support of Project Control and submit for Project Director's review.

Liaise with Procurement to ensure that all contracts required to complete the project are in place and provide input on project scoping effort

Provide input into project design phase if and when required

Identify budget and schedule deviations, issues and risks, assess impact and define action plans in accordance with Planning & Control and seek Project Director approval

Liaise with Design and Infrastructure to assess and address design issues (i.e. change orders)

Follow-up with Government Relations/PMC to obtain required permits and licenses

Proactively discourage variations and mitigate cost and schedule impact and review

Manage all constructability issues and liaise with relevant parties to address them

Ensure on site filing, control and maintenance of project design and execution documents

Manage project contracts and ensure project compliance with terms and conditions

Perform final handover to asset operator

Ensure project abides by HSE policies and guidelines



Capabilities / Skills:





Business capabilities



12+ years of experience in project management, with at least 5 years in senior project oversight position

Proven experience of managing construction for developments with CAPEX 3-4 billion AED

Experience in Museum and Science Centre Exhibits preferred.

Strong knowledge and exposure to the GCC real estate market

Proven expertise in contractor management

HSE champion with a proven track record < 2% safety incidents

Excellent project management skills

Full understanding of construction industry and all related technical components

Interpersonal skills



Ability to manage small teams of at least 5 people

Ability to manage more than one project at a time; plan and execute tasks as per project schedule and budget and quality.

Strong conflict resolution and management skills for resolving conflicts on the field

Project cost versus budget

% of project completed versus time (schedule adherence)

Adherence to regulatory requirements (# of regulatory citations)

Number of HSE breaches

Customer satisfaction level (NPS, quality)
