Description
Reporting into the COO, your main objective will be to oversee the entire FM function for a large commerical and Retail developmend in Dubai.
You will also be responsible for the following:
- Formulate Departmental strategies and objectives for maintaining, safeguarding & controlling the master developers building assets in line with group's strategy, vision and mission and ensure implementation of the key strategic elements and timely execution and meeting of plans.
- Actively participate and lead the development and implementation of Policies, Systems, Processes and Procedures covering all relevant business functions related to FM so that all business requirements are fulfilled while delivering a quality service to customers in line through with the Service Level Agreements /DOA and the company vision, mission and strategy.
- Direct the team to identify energy and water management best practice and adopt energy and water conservation measures to ensure sustainability and asset operation optimization to achieve required level of utility savings.
- Lead and direct the interaction between the FM team and various departments to provide synergy of facility management operations in order to attain the upmost customer satisfaction level.
- Review and approve the handover documents of any master developer building asset completed by the project management department and ensure data maintenance information throughout its lifecycle in order to be able to estimate its market value at any point in time.
- Provide leadership for ensuring stability of relationship with internal and external customers by meeting customer satisfaction needs and define new strategies and plans for the development of better communication with TBP's and customers.
- Proactively Build and nurture external relationships with various stakeholders e.g. Government Authorities, clients and outsourcing service providers in order to ensure that the appropriate level of external services are obtained to the best advantage of the company.
- Promote the effective management of the daily operations and monitoring of FM activities of the entity ensuring the efficient planning and allocation of all resources and implementation of appropriate standards and controls to ensure that all facility management service activities meet or exceed the customer expectations, Service Level Agreements (SLA's) and overall revenue, profitability and growth targets of each.
- Foster a culture of 'high quality output' in the unit to ensure all activities, policies processes and procedures in the management of facilities management comply with the zone and the master developer regulations, safeguard the core of the assets, and guarantee safety to both the environment and the tenants of the assets
- Direct the team to implement the HSE policies and procedures and ensure assets and on-going projects complying are in line with group's HSE requirements and regulations.
- Lead the implementation of the annual operating plan for the assigned accounts to ensure the revenue and profitability objectives are achieved and review department performance to ensure targets are met in line with the business strategy.
- Review, discuss and validate annual OPEX & CAPEX budget requirements for FM activities provided by account managers and ensure budgets are monitored against actual and variances are identified for better decision making by the senior management.
